Like with any business, you have to think about what the consumer wants. Many people think that people who rent property will want the same type of living space that they do.
This is not necessarily so. When people rent a property, they often see it as a stepping stone to a purchase. At the very least, they see it as a temporary measure until they find a better place or establish themselves in their careers after a move.
Location: Access to transport links and amenities are vital, particularly when letting to young professionals. Convenience is paramount.
Price: Obviously, this is important to everyone. But for a tenant who is just starting a new job and/or living in a new area, this will affect other factors, such as space.
Character: Not so important. Tenants view their residence as temporary and we sacrifice character for price.
Size: Again being sacrificed for price, young couples are happy to live in a one-bed flat to keep costs down.
Parking: Most tenants are not bothered as they are less likely to have cars than the general public.
