From 14 December, 2007, all homes going on sale in England & Wales will be required to have a Home Information Pack (HIP).The packs were originally intended to go into force in the spring of 2007, but due to a shortage of trained inspectors, the packs were phased in over a number of months instead.
Home Information Packs are required to contain a number of documents, including an Energy Performance Certificate. This certificate will give the property a comparative energy rating.
Other required documents include the sale statement, results of the title search, local search and others.
The HIPs are expected to speed up the process of purchasing a home in England & Wales by getting some of the legal work out of the way before the property is put on the market.
